You can sell your property in Dubai from Pakistan. You sign the sale yourself or send an authorised representative. The deal closes at a trustee office, once the developer gives its NOC and you clear any mortgage.
The timing matters this year. Dubai prices are lower than in 2025, and many sellers are cutting their asking prices. Pakistan also changed several tax rules this year.
In this guide, I walk through each step in order. Then I show the real costs, the tax rules for Pakistani owners, and the mistakes I see sellers make.
Sell Your Property In Dubai
Selling a Dubai home is a short, rule-based process. The Dubai Land Department (DLD) sets the fees and the transfer steps. So you can plan your costs before you list.
Who Can Sell
The DLD sale service covers the seller and the buyer, or their legally authorised representatives. It accepts a valid passport from non-resident foreigners. So living in Pakistan does not stop you from selling.
Selling Remotely
If you cannot travel, you can name a representative. Ask a Dubai conveyancer to draft the power of attorney. Then confirm the attestation steps with the UAE embassy before you sign.
Start early, because this step often sets your closing date. UK owners can read our London team's sell guide for a similar view.
Dubai Sale Steps In Order
The selling property in Dubai process follows five clear steps. Each one has a different person in charge. So know who does what before you accept an offer. The table shows the order and what each step needs:
|
Step |
Who Acts |
What You Need |
|---|---|---|
|
Price the unit |
You and your agent |

|
Clear your dues |
Seller |
Mortgage letter, service charge clearance |
|
Transfer at trustee |
Seller, buyer or representatives |
IDs or passports, payment |
Do the NOC and the clearances first. A buyer will not complete until both are in place.
Pricing Right
Price against homes that sold, not against homes still listed. Look at recent sales in your building and in similar towers. Then set a figure you could defend to a buyer in one sentence.
Choosing An Agent
An agent finds buyers, runs viewings and negotiates. Check that the agent holds a valid broker licence with the DLD before you sign. Agree the commission in writing, so nobody argues about it at closing.
Trustee Day
The transfer happens at a registration trustee centre. DLD lists the service time as 25 minutes. Both sides pay their fees, then the system records the new owner.
Documents Ready
Gather these before you list, because delays here cost you buyers:
-
Ownership proof: Your title deed or off-plan contract.
-
Identity: Passport for non-residents, Emirates ID for residents.
-
Developer consent: The NOC, requested through the Dubai REST app.
-
Mortgage papers: A settlement letter from your bank, if you borrowed.
-
Payment details: A manager's cheque or another accepted payment method.
What Selling Really Costs
To sell your property in Dubai, you pay a few clear fees. Most owners ask about selling property in Dubai fees first. They fall into three groups: the DLD fee, the trustee fee and a few small government charges.
Official Fees
DLD charges the seller 2% and the buyer 2% of the sale value. The trustee partner fee is AED 4,000 plus VAT when the sale reaches AED 500,000. Below that, it is AED 2,000 plus VAT. Agent commission is separate. You agree it with your agent.
Worked Example
Take a flat that sells for AED 1,500,000. The State Bank of Pakistan's USD rate and the AED peg make AED 1 about PKR 75.43. So the flat sells for about PKR 113.1 million. Here is what each side pays:

Your own DLD cost on this sale is about PKR 2.26 million. DLD's fee list is the source for every figure in the table, except commission.
Cost Of Waiting
An unsold flat keeps costing money. Service charges continue, and so do any mortgage payments. Add these to your monthly holding cost before you decide to wait for a higher offer.
Off-Plan And Mortgaged Units
Some homes need extra steps before they can sell. If your unit is off-plan or carries a mortgage, check these points first.
Off-Plan Resale
Can you resell an off-plan unit? Yes, in most cases, but your contract sets the rules. Read the resale clause and ask the developer for its terms in writing. The developer must also consent, and the sale must go through the DLD system. Our off-plan comparison explains how the two types differ.
Mortgage Release
Ask your bank for a liability letter. Pay the balance. Then collect the clearance letter. The transfer cannot go ahead without it.
Check these items in your paperwork before you list:
-
Resale clause: Does your contract limit when you can sell?
-
Payments made: Confirm how much you have paid to the developer.
-
Developer fees: Ask what the NOC costs.
-
Service charges: Clear every unpaid bill.
-
Bank terms: Ask about early settlement charges.
These checks keep a sale on schedule and protect your price. Thinking of selling and want to know what your unit could fetch? Our Pakistan team can walk you through the numbers before you list.
Pakistani Tax And Money Rules
When you sell your property in Dubai, Pakistani rules can still touch the money. Some changed this year, so check what applies to you before you spend the proceeds.
What Changed
The Finance Act 2026 became law in late June. The official Act sets the tax on selling Pakistani property at 2.75% and on buying it at 1.25%, from 1 July. Those rates apply to property in Pakistan only. They do not apply to a flat in Dubai.
One more change affects Dubai owners. Business Recorder reported that the government "abolished capital value tax on foreign movable and immovable assets of resident Pakistanis". Before this, Dawn reported a 1% tax for residents with foreign assets above Rs100 million.

Resident Pakistanis with assets abroad |
I am not a tax adviser. A Pakistani tax adviser can tell you how the profit from your Dubai sale appears in your own return, and when the foreign assets change starts for you. Our page on Dubai property tax covers the Dubai side.
Resident Or Not
Your residence status matters more than your passport. In 2024, Dawn reported that Pakistan's tax office links tax to residence, not citizenship. It also reported that overseas Pakistanis are taxed only on Pakistani income. Say which group you belong to when you ask an adviser.
Bringing Money Home
Use normal bank channels, and read our guide to a non-resident bank account if you need one. Keep your title deed, sale agreement, fee receipts, and bank transfer records. Good records make every later question easier.
Dubai Market Timing In 2026
Prices decide how long a sale takes. The Dubai market has cooled this year. If you sell your property in Dubai now, you compete for fewer buyers.
Price Trend
ValuStrat data shows citywide residential prices 4.5% below September 2025. Dubai recorded 9,791 residential deals that month. Ready homes made up 2,907 of them.
Seller Competition
In May, an AGBI report said a tenth of sellers had cut prices since the war began. It found twice as many markdowns on resale homes as on off-plan units. So expect buyers to compare your price with discounted listings.
Arab News reported that some Pakistani owners are selling and shifting money home. An industry leader told the paper: "People are worried due to war and instability in the region." The report offered no sales data. Treat it as a signal, not a trend.
Sell Or Hold
Ask yourself three questions. Do you need the cash now? Does the flat earn rent that covers your costs? Can you wait for a better market? If you answer no, no, yes, holding may suit you. Any other mix points toward selling at a fair price.
As a property dealer, I give every seller the same advice. Price against sold homes, not hopeful listings. A fair price in week one beats a cut in week ten.
Seller Mistakes To Avoid
Most failed sales come from small mistakes made early. These cost the most when you sell your property in Dubai in a soft market. Each one is easy to avoid if you plan before you list.
Our pre-purchase checklist also helps you spot weak points before you buy again.
Here are six to avoid:
-
Pricing from listings: Use sold prices, not asking prices.
-
Late NOC request: Ask the developer early, because it can delay closing.
-
Ignoring the bank: Order your mortgage letter before you accept an offer.
-
Unpaid charges: Clear service bills so the buyer's side stays smooth.
-
Paying outside the process: Settle fees only through the trustee system.
-
Poor records: Keep every receipt for your tax adviser.

Frequently Asked Questions
Can I sell my property in Dubai if I live in Pakistan?
Yes. DLD allows sales by the owner or a legally authorised representative. Non-resident foreigners can use a passport. Plan the power of attorney early.
How long does it take to sell property in Dubai?
The transfer itself takes about 25 minutes at a trustee centre, per DLD. Finding a buyer takes longer. A mortgage or a late NOC can add more time.
How much does it cost to sell property in Dubai?
To sell your property in Dubai, expect a 2% DLD fee, plus agent commission and small fees. On an AED 1,500,000 sale, the seller's DLD fee is AED 30,000. The trustee fee is AED 4,000 plus VAT. Buyers and sellers often agree who pays it.
Can I sell property in Dubai without an agent?
Yes. DLD's service names the seller and buyer, or their representatives, as the parties. An agent helps with pricing and finding buyers, but the process does not require one.
Can I sell my off-plan property in Dubai?
Often, yes, but your contract decides. Check it for a resale clause and ask the developer for its terms in writing. You also need developer consent before the transfer.
Do I need a NOC to sell?
Yes, in freehold areas. The developer issues an e-NOC through the Dubai REST app. Request it early.
Do I pay tax in Dubai when I sell?
You pay the 2% DLD fee and the small government fees. The UAE does not charge personal income tax, but your home country may tax the profit.
Do I tell Pakistan's FBR about a Dubai sale?
If you are a tax resident in Pakistan, keep full records and ask a tax adviser how to report it. Dawn reported in 2024 that non-resident overseas Pakistanis face different rules.
